DSCR loans, built around rental income.

Financing for rental properties where qualifying focuses mainly on the property's rental income compared to its monthly payment, rather than only your personal income.

The Basics

What DSCR means

DSCR stands for debt service coverage ratio. It compares the rent a property brings in to the cost of owning it each month. Because the property carries much of the qualifying weight, DSCR loans can be a good fit for investors with several properties or income that is hard to document on a tax return.

A quick look at the math
Monthly rent ÷ monthly payment (principal, interest, taxes, insurance, and any HOA dues)

A ratio of 1.0 means the rent covers the payment. Higher means more cushion. Each program sets its own minimum, and we will tell you where a property stands.

From first call to closing.

Every deal is a little different. Here is the general path, and we will tailor it to you.

  2. 2

    Check the ratio

We estimate the DSCR and talk through how the deal looks.

  3. 3

    Appraise and underwrite

The appraisal confirms value and market rent.

  4. 4

    Close

Buy the rental or refinance it into long-term financing.

Good Questions

DSCR Rental questions.

Have a question that is not here? Ask us. No question is too basic.

Do I need to show my personal income?
DSCR loans focus mainly on the property, so personal income documentation is often lighter than a traditional loan. Credit, reserves, and other factors still matter.
Can I use a DSCR loan for a short-term rental?
Some programs may consider short-term rental income, with their own guidelines. Ask us about your property.
Can I refinance a flip into a DSCR loan?
Yes, that is a common path for investors who decide to keep a renovated property as a rental.
