The Basics

What it is

A purchase mortgage is a loan secured by the home you are buying. Common loan types include conventional loans and government-backed loans such as FHA, VA, and USDA. Each has its own down payment, credit, and property guidelines. We will tell you which ones are available to you and how they compare for your situation.

  • Veterans and service members (ask us about VA eligibility)

What lenders typically review

  • Income and employment history
  • Credit history
  • Savings for the down payment and closing costs

Good Questions

Home Purchase questions.

Have a question that is not here? Ask us. No question is too basic.

How much do I need for a down payment?
It depends on the loan type. Some programs allow a low down payment, and Texas down payment assistance programs may help eligible buyers. We will show you the options side by side.
Should I choose a fixed or adjustable rate?
A fixed rate keeps your principal and interest payment the same for the life of the loan. An adjustable rate can change after an initial period. We will walk through how each would work for you.
What is the difference between prequalification and preapproval?
A prequalification is an early estimate. A preapproval includes a credit check and document review. Read our guide.
