Prequalification vs. Preapproval: What's the Difference?
You will hear both terms early in the homebuying process. They sound alike, but they mean different things to sellers and agents.

Prequalification: an early estimate
A prequalification is a quick look at what you may be able to borrow, based mostly on information you share about your income, debts, and savings. It is a helpful starting point for setting a budget, but your information usually has not been fully verified yet.
Preapproval: a closer review
A preapproval takes more detail. Your lender reviews your credit report and verifies your income and assets with documents like pay stubs, W-2s, and bank statements. If everything checks out, you receive a preapproval letter for a specific loan amount or price range.
| Topic | Prequalification | Preapproval |
|---|---|---|
| Based on | Information you provide | Credit review and verified documents |
| Credit check | Sometimes none | Usually yes |
| Best for | Early budgeting | Shopping and making offers |
| What sellers think | A good first step | A more serious, prepared buyer |
Why preapproval matters when you make an offer
Many sellers and agents expect to see a preapproval letter with an offer. It shows that a lender has already looked closely at your finances, which can make your offer more competitive.
Neither one is a final approval
A preapproval is not a commitment to lend. Final approval comes after the home is appraised, title work is complete, and underwriting reviews your full file. Staying steady with your finances during that time helps. See what can affect approval before closing.
Does a preapproval affect my credit?
A preapproval usually includes a credit check, which can have a small effect on your score. Credit scoring models generally treat multiple mortgage inquiries within a short shopping window as a single inquiry. We will always let you know before we pull credit.
