Buying or refinancing a home

Refinancing, on your terms.

A refinance replaces your current mortgage with a new one. Homeowners refinance to change their rate or term, move from an adjustable to a fixed rate, or borrow against their equity.

The Basics

Does it make sense for you?

Whether a refinance is worth it depends on your goals, your current loan, the closing costs of the new loan, and how long you plan to stay in the home. We will run the numbers with you honestly, including when waiting is the better choice.

Who it's for

  • Homeowners who want a different rate or loan term
  • Borrowers moving from an adjustable to a fixed rate
  • Homeowners who want to use equity for a project or other goals
  • Owners who need to remove a borrower from the loan

What lenders typically review

  • Current loan balance and home value
  • Credit history
  • Income and monthly debts
  • Why you are refinancing and how long you plan to stay
  • An appraisal, when required

Good Questions

Refinance questions.

Have a question that is not here? Ask us. No question is too basic.

Does a refinance have closing costs?
Usually, yes. A refinance typically has closing costs similar to a purchase loan. We will show you the costs up front so you can weigh them against your goals.
What is a break-even point?
It is roughly how long it takes for any monthly savings to cover the cost of refinancing. If you plan to move before then, a refinance may not make sense.
What is a cash-out refinance?
A new loan for more than you owe, with the difference paid to you. It increases your loan balance, so it is worth thinking through carefully.
