What Documents Do You Need to Apply for a Mortgage?

Gathering your paperwork early makes the loan process smoother. Here are the documents lenders commonly ask for, and why.

Lenders need to verify your income, your assets, and your identity. Having these documents ready before you apply can save time and help avoid last-minute requests. Every loan is different, so your list may be shorter or longer. Your loan officer will tell you exactly what you need.

Income

  • Pay stubs covering the most recent 30 days
  • W-2s from the last two years
  • Federal tax returns from the last two years, especially if you are self-employed, earn commission, or have rental income
  • For business owners, business tax returns and a year-to-date profit and loss statement may be requested
  • Documentation of other income you want considered, such as Social Security, pension, or child support

Assets

  • Bank statements from the last two months, with every page included
  • Retirement and investment account statements
  • A gift letter if a family member is helping with your down payment
  • A short explanation and documentation for any large or unusual deposits

Credit and debts

With your permission, your lender will pull your credit report. You may be asked for statements on certain debts, a divorce decree or support order if one applies, or a brief letter explaining past credit events.

Identity and housing history

  • A driver's license or other government-issued photo ID
  • Your Social Security number
  • Your addresses for the last two years

Once you are under contract

  • Your signed purchase contract
  • Earnest money receipt
  • Homeowner's insurance information
Tips for a smoother process: Send complete statements, even blank pages. Keep money where it is unless you have talked with your loan officer. Respond to document requests as quickly as you can.
